Good Times, Bad Times...You Know We've Had Our Share

Vancouver, BC - August 23, 2012

Although realtors bravely dismiss it as the typical 'summer lull', residential property sales in Metro Vancouver are cooling.

The holy grail of Metro Vancouverites - the fabled detached home - actually shed 1.2 percent of its value vis-a-vis its $960,600 or so average figure in June. Sure, the 'loss' of $11,000 plus change is a relatively small deal ... but go tell that to homeowners who have been banking, literally, on ever-rising home values and the expectation of cashing out, someday, and retiring as multi-millionaires.

Fine plan but guess what? Markets wait for no one. Markets change.

The Saga of "Hot and Cold" running Condo Markets

British Columbia Q1 2012
Residential Sales Summary

Vancouver, BC - May 30, 2012

The regional BC real estate markets are collectively up a tree, staring at the danger below. The mood is a bit scared, a bit scarred, the euphoria of earlier broad-based gains long evaporated.

Branch-wise, some submarkets still maintain a decent grip, others not so much. Adding to the uncertainty, a weighty panda bear has climbed up in the tree too - the regional-centric yet deeply influential influx of foreign residential and resource-industry investment buyers.

The living-dead mess in the euro zone, knock-on worries in Asia, the usual suspects everywhere. Global, national and provincial economies shift in concert, the winds affect the whole forest and our relatively small yet overloaded tree sways and creaks. Hang on...

Vancouver East's Detached Home Housing Price Index

Looks like the Housing Price Index is exceeding average prices right now! ...

Landcor's Housing Price Index

This product presents a constantly updated view of real estate market activity in British Columbia over the past two years. You can view trends in the real estate market for BC and areas or jurisdictions within BC that you select.
The Housing Price Index is a new product developed by Landcor Data Corporation. The purpose of the Housing Price Index is to track trends in the general level of residential property prices throughout British Columbia.
The Housing Price Index (HPI for short) covers price trends for detached houses, attached houses and apartment units. Detached houses include single-family detached buildings on lots of up to one acre. Attached houses include duplex, triplex, four-plex, row house and townhouse properties, mostly condominiums and other single unit ownership dwellings. Apartment units, including lofts and artist studios, are also mostly condominiums.
