HARSH REALITIES PROMOTE QUICK SALE

Preparing this west end condo for sale was a challenge we were up for. The unit had been on the market for about a month with no offers. The realtor brought me in and I gave them some pretty harsh feedback in what needed to happen for them to get a sale. They took my advice & put in a nice subway tile backsplash in the kitchen, added pulls to the kitchen & bath cabinets, all new light fixtures, plugs & switches, a mirror above the bathroom sink (not sure how anyone can brush their teeth without a mirror) and gave them advice on what colour & style of floor tiles to put in the kitchen & bathroom. Once all the work was complete it gave us a clean slate for staging.

The results? Read on.

TIPS ON CREATING A FABULOUS OUTDOOR SPACE

Last month I showed a small patio transformation that was relatively inexpensive. But what are some other things you can do to make an incredible outdoor living space? Accessorize, accessorize, accessorize!!!!!

It's like staging, but instead of preparing the indoors for sale, we are creating a nice outdoor space that we can enjoy. When I stage a home I always start with the basic pieces, the large pieces of furniture, which tend to be neutral in colour.

I never get excited about a project until I get to play with colour & accessories, which are mandatory to pulling a space together.

Why would we treat our outdoor space any differently? Some of the easiest ways to make a beautiful space are to add lots of bright colourful flowers. You can use all kinds of different types of planters for that eclectic look or simply black ones for a more uniform contemporary look. They can be ceramic, metal (treated so they don't rust), wooden planters or barrels.

Another great way to bring in interest is with patterned throw pillows. If your budget allows, you can buy fabrics that are sun friendly, so they don't get beaten up by the sun & rain. Mixing colours & patterns are a sure way to bring life to your patio.

Other accessories you can add are wind chimes, candles in all shapes & sizes in interesting containers. A water feature, which not only looks attractive, but it can drown out the big city noises. If you do a lot of entertaining, look for fun plastic dishes & serving trays.

Summertime Recipe
Classic Spanish Sangria
Ingredients
1 lemon
1 lime
1 orange
1.5 cups rum
1/2 cup white sugar
1 bottle of dry red wine (750 ml)
1 cup orange juice

Directions
Have the fruit, rum, wine & orange juice well chilled.
Slice the lemon, lime & orange into thin rounds & place  in large glass pitcher.
Pour in the rum & sugar.
Chill in the refrigerator for 2 hours to develop the flavours.
When ready to serve, crush
the fruit lightly with a wooden spoon  and stir in the wine & orange juice.
Adjust sweetness to taste.
